Property Description
Once Upon A Time there were buyers, they had been looking for yrs for their dream home in the country but the market was very competitive & there was very low inventory.Until One Day they were searching the MLS & they saw this new listing.Could this Be the One, they thought? They immediately picked up the phone & made an apt. to see the home the next day. As they turned onto this lovely country rd. they couldn't help but notice all the well kept homes. Then as they approached the For Sale home, they saw how nicely it was set back from the rd. & how private the setting was. They were delight as they drove up the driveway & saw how bright & lovely the home looked, the large garage& the beautiful yard. The 1,983 sq ft Country Contemporary had been lovingly & professionally remodeled.Outside, they noticed the new siding, new roof, facia, soffits, gutters & new doors,on both the house & the 900 sq ft heated garage. There was a huge 12' x 24' deck off the great room,a new deck & stairs leading to the front entrance & a new 8' x 22' covered side porch & sidewalk that led to the lower level entrance.Inside the home there were cathedral beamed ceilings, beautiful new luxury vinyl floors, tile floors & carpeting. A completely new kitchen with granite counters,an island & new appliances.New paint & new trim work throughout. The new windows in the GR brought in so much light & natural beauty. We loved the new wood stove, chimney & stone work.We could absolutely picture ourselves enjoying our winter evening being warmed by the fire.We were so impressed that there was All new electrical wiring, new outlets, switches & new lighting. We loved that we would be able to Save on heating & cooling costs with the New high efficiency LP gas furnace with central AC for the lower level & main level & high efficiency heat pump for the upper level.New underground electric meant no ugly wires & poles & the plumbing piping was all new as well as a new pressure tank, Wow! The upper level bath was beautifully remodeled, the main level bath was partially remodeled. We loved the family room & game room & could see ourselves spending a lot of fun time there. The garage also had new concrete floors, insulation, doors, paint & heat as well. The covered area behind garage, also had a new concrete floor. We were so excited & didn't hesitate, we put an offer in right away. We knew we would be Getting the Most for Our Money with this home, & it would be the Perfect Place to Hang Our Hat'. Dreams Really Do Come True.

HUD Foreclosures

HUD foreclosures and VA Foreclosures are some of the best homes to buy when price is part of the equation. As with most Americans, price is always a concern. If not buying the same house for less, why not buy more house for the same dollar invested? When looking for a good deal it is hard to do better than the VA or HUD foreclosures market. The simple truth is that there are just more VA and HUD homes on the market, as they represent such a large number of mortgages that are generated each year. This translates into more foreclosures just by the magnitude of difference between all others comparing to the two largest. The two largest also being government owned and operated means that they have less time to wait to make money back on the home. The FHA is especially known for selling HUD homes for less than the average sales price in a given area. FHA foreclosures represent a fraction of HUD but they are still a significant number of homes and both should be considered. VA (Veterans Administration) and HUD (Housing and Urban Development) have different and unique opportunities for the buyer. Both are often forgiven for the local taxes normally associated with the purchase of a home (this is on a county by county basis). Be sure to ask the local title company or escrow company to look into it for you before closing as this is often missed due to their are not used to dealing with the 2 to 3 percent of the market that VA and HUD foreclosures represent.

Foreclosure Listings Increasing

As the market settled after the mortgage meltdown foreclosure listings also settled and fewer homes were on the market with a placard reading “Bank Foreclosure” in big red lettering. This was a good thing for the entire real estate market. Having an abundance of foreclosures brings the entire market down and it makes it harder for home owners, who would like to move, to get the appropriate price for their home as a similar home down the same street was sold for substantially less and the appraiser is using the foreclosure as a comparable sale. This is just one of the problems when there are too many foreclosure listings in any area. Another issue is the television set that sits in everyone’s living room harping about the price of homes based on the number of foreclosures and this constant barrage of negative information makes most people sit on the sidelines waiting for the market to either implode completely or to correct itself. Meanwhile while they wait, others are buying foreclosure listings and making great investments. Whatever the reason, a market can only handle so many foreclosure listings at any given time. The more foreclosures, the lower the market gets and this is a lesson the banks that were foreclosing and selling off realized too late. The market and their investments would have been better off if there had not been a rush to divest themselves of the toxic assets made more toxic by their own actions.
