Property Description
MICHIGAN KOSKI LOG CABIN/HOME FOR SALE - This cabin on a 40 Acre property is located in Covington Township, near the Village of Covington, which is in south-western Baraga County. This Michigan, Upper Peninsula community, along with the neighboring Village of Watton, holds numerous cultural and recreational events throughout the year, and is a Year-Round Outdoor Recreational Haven! The area was first settled by French-Canadian loggers around 1885. Finnish settlers started arriving in 1898, and farming became more prevalent, but logging continued to be an important occupation. Crop and dairy farming, and logging are still done in the area today. - Covington is known for its Historical Museum, and for a beautiful 1900s Art-Deco/Finnish Style church which is open to the public, that was designed by a Chicago Art Institute Professor. - About a mile+ from the property is the Covington Multi-Purpose Building - the large covered pavilion hosts many outdoor activities in the summer months. One of these popular events is an annual July-Daylong Finnish Music Festival which features musicians playing Finnish inspired music, meals, and tours. In the winter the pavilion is a skating/hockey rink. There's also a ski-hill with a tow-rope there, for skiing, sledding, and snowboarding. - Just about 2+ miles to the north-west, via the Plains Road, is access to thousands of acres of Copper Country State Forest Lands, and about 2+ miles to the south are thousands more acres of Copper Country State Forest Lands for walk-in fishing, trapping, and hunting. The area is known for super hunting, with Black bear, Bobcat, Coyote, Raccoon, Red fox, Red squirrel, Ruffed grouse, Varying hare, and Whitetail deer sighted regularly. - Less than a mile to the north is the Kelsey Creek, which flows northward to join the Sturgeon River. Where the river crosses the Plains Road is a great spot to launch a canoe or fishing boat and cast for some fine Trout or Bass. Beautiful Tibbets Falls is just a short distance past this river crossing. (Where the Plains Road takes a sharp right turn, there is a post at this spot where a trail road leads to a parking area at the end of the road and the beginning of a trail to the Falls). There is access to a section of the "North Country National Scenic Trail" also from this site, and few miles further up the road is access to a main North-South Multi-Use State Trail (No. 5) for motorized and non-motorized fun year-round - Biking, Hiking, Horseback riding, off-Roading, Cross-Country Skiing, and Snowmobiling! Two miles to the east is 622-Acre, 7-Foot Deep, Vermilac Lake for some great fishing for planted Walleyes, and naturally occurring Northern pike, Perch, Sunfish, and Crappies. The Baraga Plains Waterfowl Management Area, Big Lake Campground, and the Baraga Plains ATV Trail are also local area outdoor points of interest. - The Custom Koski Log Cabin was built in 1985. You enter the home off of an Open Deck that wraps around three sides of the structure. A Main Floor Front Door Foyer is flanked on one side by a 23 x 24 Great Room with a high open, beamed ceiling. It features full log interior log walls, with Birdseye and Cherry window trimming. A stone fireplace is in one corner, and across there are built-in bookshelves. At the opposite side of the Foyer is access to a large 12x20 Kitchen. A large central Island has a countertop with built-in cook stove, lower cabinetry, and an area for casual dining with a view of the outdoors. Along the outer wall are additional custom cabinets, and a countertop with a sink placed under a window that provides a view of the fields outside. The counter continues along a wall where the built-in oven, and a pass through to the spacious 11x14 Dining Room. A 6x8 Half-Bath is located along a back Hallway which has a Door to the Back Deck, and a Stairway to the Lower Level. The Upper Level is reached by a Custom Log Spiral Staircase. The Upper Level has a landing that could be used for a small office/sewing/crafting area, a 12x15 Bedroom, and a 10x12 Bathroom with a standalone shower and jacuzzi style tub. The Lower Level has a 16x32 Recreation Room, with Walk-Out Doors to the back yard, and birds-eye wood Bar. A Central Hallway leads you to a 10x14 Bedroom, a 10x10 Bedroom, an 8x10 Bathroom with a jetted bath with shower, and a large Laundry/Mechanical Room. There is in-floor heating in this Lower Level. HUD Foreclosures

HUD foreclosures and VA Foreclosures are some of the best homes to buy when price is part of the equation. As with most Americans, price is always a concern. If not buying the same house for less, why not buy more house for the same dollar invested? When looking for a good deal it is hard to do better than the VA or HUD foreclosures market. The simple truth is that there are just more VA and HUD homes on the market, as they represent such a large number of mortgages that are generated each year. This translates into more foreclosures just by the magnitude of difference between all others comparing to the two largest. The two largest also being government owned and operated means that they have less time to wait to make money back on the home. The FHA is especially known for selling HUD homes for less than the average sales price in a given area. FHA foreclosures represent a fraction of HUD but they are still a significant number of homes and both should be considered. VA (Veterans Administration) and HUD (Housing and Urban Development) have different and unique opportunities for the buyer. Both are often forgiven for the local taxes normally associated with the purchase of a home (this is on a county by county basis). Be sure to ask the local title company or escrow company to look into it for you before closing as this is often missed due to their are not used to dealing with the 2 to 3 percent of the market that VA and HUD foreclosures represent.

Foreclosure Listings Increasing

As the market settled after the mortgage meltdown foreclosure listings also settled and fewer homes were on the market with a placard reading “Bank Foreclosure” in big red lettering. This was a good thing for the entire real estate market. Having an abundance of foreclosures brings the entire market down and it makes it harder for home owners, who would like to move, to get the appropriate price for their home as a similar home down the same street was sold for substantially less and the appraiser is using the foreclosure as a comparable sale. This is just one of the problems when there are too many foreclosure listings in any area. Another issue is the television set that sits in everyone’s living room harping about the price of homes based on the number of foreclosures and this constant barrage of negative information makes most people sit on the sidelines waiting for the market to either implode completely or to correct itself. Meanwhile while they wait, others are buying foreclosure listings and making great investments. Whatever the reason, a market can only handle so many foreclosure listings at any given time. The more foreclosures, the lower the market gets and this is a lesson the banks that were foreclosing and selling off realized too late. The market and their investments would have been better off if there had not been a rush to divest themselves of the toxic assets made more toxic by their own actions.
